In this graph, the top five emerging hotspots are ranked based on the 3Q2024 listing-to-lead ratio:

“Property seeker data shows a relevant interest in Tacloban City in the Visayas region,” according to KB Realty Group Philippines CEO Michael Raquiza. “This is a strong indicator of real estate demand growth as well as the diversification of available assets for sale nationwide — reaffirming what we have observed during the KB Realty Group Property Fair in Cebu last August,” he added. The recently concluded property expo highlighted the vibrant property scene in the Visayas, hinting at the future of Philippine real estate.
Marikina and Valenzuela have a higher demand than available listings. The greener and relatively less congested spaces in these emerging hotspots, along with the commercial presence of factories and warehouses, make them attractive to property investors. Similar trends can be observed in other key regional areas across the country, namely, Tanay, Rizal and Bocaue, Bulacan.
CALABARZON and Pampanga: Investors Have Their Eyes on These Emerging Real Estate Hotspots
Property investors have their eyes on Calamba, Laguna and Angeles, Pampanga. These cities are building a reputation for economic development — Calamba for its proximity to industrial parks and Angeles City for its proximity to Clark Freeport Zone. Both areas have a growing number of developments catering to various market segments, from affordable housing to luxury condos.
“We’re seeing property developers cater to broader market segments outside Metro Manila. Combine this with expanding infrastructure for greater accessibility, like public roads and transport options. It’s no surprise that investors and professionals who work or do business in NCR have a sustained interest in these emerging hotspots,” said Raquiza.

Investors are also interested in commercial properties in the area because of the accessibility and economic progress.
On the other side of the CALABARZON region, Antipolo City is gaining interest among residential property buyers who want a balance between nature and urban living. Its cooler climate and proximity to Metro Manila make it ideal for first-time homebuyers and working professionals.
A bit further north is Angeles City, Pampanga — another attractive option for families looking to relocate just outside Metro Manila.
